These are some potential answers to the question of why your home is not selling.
The Price Is High
There a lot of factors to consider when pricing a home, so hiring a good agent to help you with that will help your house sell. Frequently, if a home is overpriced it is because the owner chose not to take their agent's advice on the price or they priced the home themselves, and it can be one of the biggest reasons a home takes too long to sell.
When pricing your home, you cannot do so with your heart. Your happy memories of your time in the house make the house mean more to you than it may actually be worth on the market.
If you priced the home yourself, consult with an experienced agent to help you find a more appropriate price for your home; if you had the home priced by an agent and priced it above their suggestions, change the price to what your agent advised. If you decide to take the photos yourself, make sure you utilize natural lighting over the camera's flash, shoot wide angles, and make sure you are not visible in any photos. If there are multiple bedrooms in the home, photograph all of them, not just the master; buyers will count the number of bedrooms in the listing and line them up with the photos. Take lots of photos of the kitchen, set the table in the dining room, move furniture to give an idea of how much space there is, and take photos of the backyard and any gardens.
Home Improvements
Everyone has little home improvement projects they keep meaning to do but have been putting off for ages. Maybe it is time to do one of these small projects. Upgrade your light fixtures, change out the handles on cupboards and drawers, make some small changes to the kitchen or bathroom, paint the interior, or do some gardening. Once you have made these improvements, take new photos that show these changes, so potential buyers can see them.
