Niles midcentury modern home with pool in Chicago sells fast - Crain's Chicago Business

 A modern split-level with an indoor pool, in one family’s hands for more than half a century, is the latest midcentury home in the area to sell fast.

The six-bedroom, 5,000-square-foot house on Concord Lane in Niles was on the market at $779,000 for just seven days in December before going under contract to the eventual buyer. The sale closed Feb. 22, at $681,500. 

The house, which has its original slate floors, fieldstone fireplace, wood-paneled walls and period sky blue-bathroom fixtures, is in Bunker Hill, a neighborhood of about eight square blocks with forest preserve on three sides and several architecturally distinct midcentury homes. 

Homes in Niles sold in an average of 77 days on the market in 2020, according to Midwest Real Estate Data and the Chicago Association of Realtors, and even faster, 54 days, in January 2021. Midcentury houses have regularly sold faster than the norm in their locales, prompting Crain’s call midcentury the hottest housing style of 2020.

While the Concord Lane house’s buyers weren’t specifically searching for midcentury, they were instantly taken with this one’s “open living concept and lots of big windows,” which are hallmarks of the style, said their agent, Greg Blaskovits of MCF Realty Group. 

Large windows bringing in abundant daylight and a pool are particularly appealing “when everyone is at home stuck inside because of COVID,” Blaskovits said. His clients, the buyers, are not yet identified in public records and he declined to name them.

The street-facing side of the house looks like a typical split level, only bigger and with more windows. In fact it’s U-shaped, with two sides for living and the third housing the swimming pool wing. Interior finishes include walnut paneling, a floating staircase and a wall of shutters that open to connect the kitchen and family room—all de rigueur for the midcentury style. 
 

Built in 1966, it was designed by architect Lloyd Churchman for Kay and Arthur Dickholtz. In 1945, Arthur Dickholtz founded what would become Flash Cab to employ World War II veterans like himself, After he died in 1988, Kay Dickholtz ran the 250-car firm. As a female executive in a mostly male business, she earned headlines like Fare Maiden. 

“Kay was a pioneering woman in business,” said Cam Benson, an @properties agent and friend of Kay Dickholtz who represented the home. Kay Dickholtz died in July at age 95. According to her obituary, she sang opera professionally in her younger years. 

In the house’s first few days on the market, “we had three showings a day,” Benson said, “and we got multiple offers. There were so many people who wanted this house.” 

Blaskovits said his clients will do some updating, but “it’s mostly cosmetic, not the big things” like utilities and roof, which were all in good condition, he said.
