Head east for best-selling D-FW home communities - The Dallas Morning News

The three top-selling new home communities in North Texas are all located east of Dallas, a new survey shows.

Maryland-based RCLCO Real Estate Consulting ranks the country’s 50 best-selling new home projects each year.

Six Dallas-Fort Worth master-planned residential communities made the mid-2021 ranking.

And the top three were all in fast-growing areas east of Dallas.

The WoodCreek community in Fate, Magnolia Point in Royse City and Wildcat Ranch in Crandall were new home sales leaders in the first half of the year.

None of the leading D-FW home sales communities ranked in the top 10 nationally or even in the top 20 in RCLCO’s report.

New home communities in Florida, Nevada and the Houston area were among those with the most sales this year.

“Home sales in the nation’s top 50 (new home communities) exceeded expectations in the first half of 2021, with a pace that indicates the potential for a 12% increase at year’s end compared with 2020,” according to the report. “This surge in new sales among the top 50 is 20% above sales in the last midyear report and comes despite a tightening of new home inventory and reduced supply of components needed for new home construction.

“Seventy-five percent of sales within the top 50 occurred in Florida, Texas or Nevada,” the analysts said. “Florida was the top-ranked state in terms of total sales with 34%, followed by Texas with 30%.”

RCLCO has tracked the country’s best-selling home communities since 1994. The ranking is based on total home sales as reported by each individual community

North Texas new home sales have boomed in the last year. And homebuilders have scrambled to start new houses in the D-FW area.

For the 12 months ending in June, local builders started a record number of new homes — up more than 40% from the previous year, according to the latest numbers from Dallas-based housing analyst Residential Strategies.

To find more affordable building sites, homebuilders have headed east of the D-FW area to Kaufman and Rockwall counties and south into Ellis County with new projects. Home construction in the area is also spreading farther into Grayson County and parts of Denton County, with thousands of acres of land changing hands this year for residential construction.
