This nearly completed 12,130-square-foot mansion on a private tree-lined hillside in Bel Air offers outdoor entertaining areas on all three levels, two pools and open canyon, city and ocean views.
“It offers tremendous privacy for a view house, the way it sits out on a knoll,” said listing agent Mauricio Umansky, founder and CEO of The Agency. “With many view houses, you have the view and everyone can view you, too.”
The Stradella Road house is owned by Dr. Paul Nassif, a Lebanese-American plastic surgeon and television personality. He is best known for co-hosting the reality series “Botched” on the E! Network with Terry Dubrow.

He also appeared on the first three seasons of “The Real Housewives of Beverly Hills,” on which his ex-wife, Adrienne Maloof, was a main cast member. Mr. Umansky and his wife, Kyle Richards, have also been mainstays on the show.
“That’s where we met and became friends,” Mr. Umansky said.
The house was designed by the Bowery Design Group, with interior designs by Faye Resnick, who has made multiple appearances on “The Real Housewives of Beverly Hills.”
“It’s an extraordinary design architecturally speaking,” Mr. Umansky said. “It incorporates our new way of living without that old white box that a lot of people did.”
The house has a “phenomenal floor plan with some really cool features,” he said. For example, the owner’s library/office has back stairs that go down to the gym and spa. “So you can sneak off from working, go down and have a workout and come back up for a Zoom call.”
The home is currently under construction, which should wrap up in the next few months, he said.
Dr. Nassif spent a “solid two-and-a-half years planning and building this house,” Mr. Umansky said. “But now he’s had a change in lifestyle.”
The home’s interiors are positioned around a central courtyard with leafy trees, a water feature and a skylight.
The main level holds the kitchen, the family room, the library/office, the living and dining rooms, a garage and one of the two pools. The primary bedroom suite is on the upper level.
The lower level holds a gym, a wine room, a home theater, a second garage and a “big open room with a bar that’s amazing for entertaining,” Mr. Umansky said.

The gym connects to the second swimming pool, a 73-foot lap pool that extends out over the hillside and features city to ocean views.
Other architectural and design features include a private motor court, glass walls, oak floors, high ceilings and Italian Matte Travertine bathroom floors and walls.

“The house is in Lower Bel Air, close to the Hotel Bel-Air,” Mr. Umansky said. It’s three minutes from Westwood Village, 10 minutes from Beverly Hills and 20 minutes from the ocean.
